Community Rules

 

Offensive Uses Prohibited. No obnoxious or offensive activity shall be carried on upon any lot, nor shall anything be done there which shall be, or become, an annoyance or a nuisance to the neighborhood. No commercial activity of any nature shall be permitted within residential areas at any time.

Animals. No animals, livestock, or poultry of any kind shall be raised, bred or kept on any lot, except that household pets may be kept there in reasonable number. No pets are permitted to run loose outside the lot nor may pets be kept, bred or maintained for any commercial purpose. You are responsible for cleaning up after your pet.

Signs. No sign of any kind shall be displayed to the public view on any lot except one sign of not more that five square feet advertising the property for sale or rent. During construction, a builder may place one additional sign of not more that five square feet denoting the name of the builder and/or owner of the home. All signs must be professionally lettered and no sign may be affixed to any tree or structure. Signs may not exceed a height of four feet from the ground and no sign may contain the price of the lot or home. No sign of any type may be displayed from the window of any home.

Exposed Vehicles. No boat, golf cart, recreational vehicle, commercial truck or other commercial vehicle (except construction equipment during actual construction) shall be kept or parked on any lot or street except in an enclosed garage. Aircraft may be tied-down in open areas accessible to taxiways. No house trailer or other similar vehicle (other than construction trailers as permitted above) shall be parked or placed on any lot at any time for any period greater than one day. No disassembled aircraft or i other vehicles shall be kept, parked or stored on any lot except inside a fully enclosed hangar or garage. No disassembled aircraft shall be kept, parked or stored in any tie down area.

Trash and Yard Waste pick up days: Regular Garbage pick up is on Thursdays and Yard Waste pick up is on Fridays.

Trash and Trash Containers. No unused building materials, junk or rubbish shall be left exposed on a property except during actual building operations, and no worn-out or discarded automobiles, trucks, commercial vehicles, trailers, house trailers, aircraft, machinery or other vehicles or parts shall be stored on any lot. No portion of any lot shall be used for the storage of junk or waste material. There shall be no open burning of trash. All garbage or trash containers, oil tanks and bottled gas tanks on all residence lots must be underground or placed in walled-in areas, and must be hidden from view by a structural wall or fence so they shall not be visible from the adjoining properties, street or the golf course. Firearms. There shall be no discharging of firearms within the community.

Outside Structures. Architectural Review Committee must approve the installation of any fences, roofs, painting, and outside structures.

Property Manager

Please register your automobiles and airplanes at the POA office to receive your resident stickers. Please adhere to water restrictions. See your local newspaper for current data. Current copies of emergency preparedness plan are available at POA office.


Volusia County Code for Garbage and Yard Waste Collection.

The current policy states that all solid waste generated from a residential property must be placed for pick up in the following manner.

HOUSEHOLD GARBAGE:

Each residence is entitled up to four 30 gallon trash containers for pick-up. If you generate more than that amount, you must make arrangements for a second pick-up day.

All containers must be placed within 10 feet of the curbside of paving line of the street.

All containers must be removed within 12 hours after collection and shall not be placed at the collection point more than 12 hours prior to pick up. Note: This is one of the biggest complaints around the community.

Containers must have secure fitting lids on them to keep animals from their contents and to prevent debris from scattering in the wind or otherwise.

YARD DEBRIS:

Tree limbs and other debris must be cut into 4 foot lengths and branches must not exceed 6 inches in diameter. All yard debris must be bagged, boxed or tied with twine and up to six bundles or containers will be picked up at a time.
